Is it possible to rent a suite month-to-month rather than a year’s lease?

When considering Park Royal Towers, please note that a year-long lease is required. The most significant reason is that a stable community is more comfortable for all residents. Also, such things as advertising, painting suites that turnover, wear and tear on common areas and staff time, both on site and in administration, consume both time and money.

As a tenant what happens if I break my lease?

As a tenant you are required to sign a year lease upon moving in. If you give notice before your lease is up there will be a liquidated damages fee. Please refer to your lease agreement for the amount or contact your building manager.

What is the damage deposit required to rent a suite?

All tenants are required to put down a damage deposit equal to a half months rent which will be refunded upon moving out, less any charges for damage or extra cleaning fees.

Are pets allowed?

One small dog or a cat may be permitted if a pet deposit is paid, and a pet agreement and pet policy are signed.

Can I bring my own dishwasher or washing machine to the suite?

Due to building load capacities for plumbing and electrical, no outside dishwashers, washing machines or dryers are allowed in the suite.

How long is the pool open?

The pool is open mid-May to mid-September, weather permitting.

Do all your suites have hardwood floors?

The majority of our suites have hardwood floors, but there are a few suites that are carpeted.

As a tenant of Park Royal Towers, are utilities included in my rent?

Hot water, recycling and garbage disposal are included in the rent.  Tenants are responsible for their electricity, cable and telephone.

Is parking included in my rent?

Parking stalls are available for rent, and storage based vehicle parking is also available.

Is storage included in my rent?

Storage lockers are 4’ x 6’ x 8’ and are available on a first come first serve basis.

Is there a recycling program in place?

Yes. We take sustainability very seriously at Park Royal Towers and have a full recycling program in place for food waste, cardboard, paper and containers which are available in each parkade for your convenience.

How big are the balconies?

Standard balconies are 40′- 45′ large, corner units have wrap-around balconies of 50′ – 60′. Penthouse units feature decks of up to 1700 square feet.
